In Palos Verdes Estates, two homes with the same square footage on the same street can sell a million dollars apart, and the difference is usually the view. Pricing that view correctly, and showing it at its best, is the most important job in selling an ocean-view home here. Here is how I approach it, from what the view is worth to when and how to launch.
What Your View Is Actually Worth
Buyers do not pay for "an ocean view." They pay for a specific view, and some views are worth far more than others. In my experience:
View type | Effect on value |
|---|---|
Peekaboo ocean view | Nominal |
Northwest-facing ocean and city lights | Usually the most valuable, especially higher on the hill |
Queen's Necklace (the curve of lights around Santa Monica Bay) | Highly prized; can add $1 million or more |
Unobstructed ocean over city parkland | Can add $1 million or more |
Cliffside ocean view | Highly desirable, even with more fog |
Sunset view | Prized everywhere in the city |
When I price a view home, I value the view on its own: what it shows, which direction it faces, how wide it is and how likely it is to stay unobstructed.
The Marine Layer Factor
Peninsula buyers know about the marine layer, which can sit over the coast from winter well into June. Homes seated higher on the hill often sit above much of it, and that is part of why elevated northwest-facing views command a premium. When we market a view home, the photos and showings need to capture the view on a clear day and at sunset, not on a gray morning.
Pre-Market or Public Launch?
Many view-home sellers in Palos Verdes Estates ask about selling quietly. A pre-market launch makes sense for some of them:
- Owners who want privacy and do not want neighbors, friends or family to know their plans
- Owners who do not want strangers touring the home
- Owners who want to test the market's reaction before deciding whether to remodel or refresh
- Owners hoping to get a higher price before the home reaches the MLS
Most homes still do best with a full public campaign. A pre-market home should usually command a higher price, but when the market is under pressure from higher rates or rising inventory, it may sell at or slightly below the intended list price. It is rare, but it belongs in the decision.
How my pre-market launch works: I reach the hyper-local agents first, then the broader South Bay agent pool, then my list of more than 10,000 LA-area agents. I use targeting tools to reach buyers who fit the home's profile and attend every showing personally. Every home goes through my 12-stage marketing plan before it goes live on the public MLS.
When to List
Spring is historically the strongest season for sellers on the Peninsula. It starts right after the Super Bowl and runs to the first week of August, and the peak is usually the last week of May through the second week of June. If you are thinking about selling next spring, the time to prepare is now: paint, small repairs and any updates take longer than most sellers expect.
Remodel Plans and the Art Jury
Many view-home buyers want to remodel. In Palos Verdes Estates, exterior changes go through the Palos Verdes Homes Association, known locally as the Art Jury. Its reputation is tougher than its reality: in my experience the board is reasonable and the staff work with owners to get projects approved. Sellers who have plans, approvals or a clear sense of what the Art Jury will allow can make a buyer's remodel feel achievable, and that supports the price.
Disclose Everything
If you are asking yourself whether something needs to be disclosed, it does. That includes anything you learn after escrow opens, and on the Peninsula it includes anything related to soil or land movement. Clean, complete disclosures protect your price as much as they protect you.
Questions
How much is an ocean view worth in Palos Verdes Estates?
It depends on the view. A peekaboo view adds little, while a substantial view, like the Queen's Necklace or an unobstructed ocean view over city parkland, can be worth $1 million or more.
Is spring the best time to sell a view home on the Peninsula?
Yes, historically. The strongest season runs from right after the Super Bowl to early August, and it usually peaks from the last week of May through the second week of June.
Should I sell my view home off-market?
Only if privacy, a quiet test of the market or a premium before the MLS matters most to you. Most homes do best with a full public launch.
